Tex. Prop. Code 82.107 (condos created on/after Jan 1, 1994): except as the declaration or subsections (b)/(c) provide, the association maintains the common elements and each owner the unit. (b) the owner pays for utility installations/equipment serving only their unit even if outside the boundary; (c) the owner pays for windows and doors serving only their unit.
