**Boundary:** R.C. § 5311.04: the common elements are owned by all unit owners as tenants in common, but a board may designate limited common areas for individual units, and those improvements are maintained and insured by the owner of the unit to which the limited common area is appurtenant.

**Property owner:** Maintain and insure the deck/patio/fence assigned to the owner's unit as a limited common element; typically pull the permit for that owner-maintained improvement.

**City / agency:** The association maintains the general common elements (structure, grounds) not assigned as limited common elements.

**Exceptions:** The declaration/board resolution controls which items are limited common elements
