**Boundary:** N.C. Gen. Stat. § 47C-3-107: the association causes the common elements to be maintained, repaired and replaced and assesses owners to recover the cost, except that limited-common-element cost is assessed per § 47C-3-115(b). Each unit owner maintains, repairs and replaces the owner's unit.

**Property owner:** Maintain, repair and replace the unit.

**City / agency:** The association maintains, repairs and replaces the common elements and recovers cost by assessment.
