# Nevada Condo: Who Pays for Common Element Repairs? | Who Pays the Repair?

**Who pays:** shared

In a Nevada condo, the association maintains, repairs and replaces the common elements and each owner their own unit, under NRS 116.3107, unless the declaration says otherwise.

**Boundary:** NRS 116.3107 (UCIOA): except as the declaration, subsection 2, and NRS 116.31135 provide, the association maintains/repairs/replaces the common elements and each owner does the same for the unit. Limited common elements are not separately split in 3107, they follow the declaration / NRS 116.3115 cost allocation.

**Property owner:** Maintain, repair and replace the unit; give the association reasonable access through the unit for common-element work (whoever causes damage during access pays for prompt repair).

**City / agency:** The association maintains, repairs and replaces the common elements.

**Exceptions:** The declaration may reallocate; Casualty repair follows NRS 116.31135 (insurance); Limited common elements follow the declaration / NRS 116.3115
