# Renters Insurance: Fire and Flood Coverage | Who Pays the Repair?

> Your landlord's policy won't replace your belongings after a fire. Only your own renters policy does, and a standard renters policy does not cover floods.

**Who pays:** depends

Your landlord's insurance never covers your belongings, only your own renters policy does, and only for the perils it lists, excluding flood.

**Boundary:** A landlord's building policy never covers a tenant's personal belongings, only the tenant's own renters policy does, and only for the perils it lists; fire is generally a covered peril, while flood requires separate flood coverage regardless of whose building it is.

**Exceptions:** Flood is not covered by standard renters insurance and requires a separate flood policy.
