# Arizona: Landlord Won't Repair? Your Options | Who Pays the Repair?

In Arizona, tenants can terminate the lease after an unremedied 10-day (or 5-day for health/safety) notice, or repair-and-deduct minor defects under $300/half-rent after 10 days' notice, under A.R.S. §§ 33-1361, 33-1363.

**Boundary:** In Arizona, a tenant can terminate the lease over a landlord's material noncompliance with 10 days' written notice and a cure window (5 days if it materially affects health and safety) under A.R.S. § 33-1361; for a minor defect costing under $300 or half a month's rent, § 33-1363 lets the tenant fix it after 10 days' notice and deduct the cost from rent instead.

**Exceptions:** The self-help repair-and-deduct remedy under § 33-1363 is limited to minor defects costing less than $300 or half a month's rent, whichever is greater.
